The house has oak wood windows with burglar-resistant four-pane glazing and electric shutters in the living areas and on the second floor. An armored entrance door offers additional protection. Underfloor heating and thermal furniture in the bathroom area provide warmth on the first floor, a low-temperature heating system on the second floor and a system with convectors in the basement. A new gas condensing boiler (installed in 2023) and a complete installation system in the boiler room ensure an efficient heat supply.
A 40,000-liter rainwater storage tank with pressure switch pump is used for garden irrigation and can also supply the toilet drains. A 3 kW photovoltaic system supports the energy supply. The house is equipped with a triple alarm system (outside, on the doors and windows and with internal radar) as well as a video surveillance system with video recorder and remote monitoring via cell phone.
A vegetable garden and orchard as well as an exceptional view of the town of Sarnico and Lake Iseo complete the offer. The electrical system is completely divided according to building units, zones and functions. The floors consist of marble in the kitchen and on the verandas, oak parquet in the living and sleeping areas and ceramic and marble in the bathrooms and laundry room. A garage offers space for 8 cars.
The building has very low energy consumption and has two vehicle gates with remote control, a pedestrian gate and a garage door with remote control. Access to the garage and the living area is via a ramp. The wall and roof insulation is made of natural cork (organic) and the walls are finished with natural plaster made of pure lime. The wooden roof is fitted with cork insulation and tiled roofing, the supporting structure is made of reinforced concrete and the brick walls are 40 to 65 cm thick and insulated with natural cork.
The first floor and basement were completed in 2005, the upper floor in 2008. In 2023, an application was submitted to demolish an apartment on the second floor. The building is registered as two class A/7 units and two class C/6 units.
